Project Overview

The 24 Chiswell Street project involved the CAT A refurbishment of approximately 31,000 sq ft of commercial office space spanning four floors. Constructed in 1990, the building is adjacent to the Honourable Artillery Grounds in the City of London. The refurbishment aimed to modernise and improve the building’s overall efficiency while preparing it for future tenant fit-outs.

Scope of Work

The scope of the project encompassed a wide range of upgrades and installations to enhance both the functionality and aesthetics of the building:

  • Reception and Common Areas: A new street-level reception area, refurbished lift lobbies, and modernised toilet cores on all floors.

  • Cycle Facilities: Addition of new cycle facilities, including a shower block, to promote sustainable commuting.

  • Facade Works: Refurbishment of the building’s facade to modernise its appearance and improve energy efficiency.

The mechanical, electrical, and plumbing (MEP) services design played a key role in upgrading the building’s environmental controls and infrastructure:

  • MEP Systems: New fan coils, ductwork, BMS (Building Management System) controls, lighting, power distribution, and fire alarm systems were installed, providing the latest energy-efficient solutions.

  • Future Flexibility: The M&E design was closely integrated with the architect’s ceiling design, facilitating ease of future CAT B fit-outs for potential tenants.

Challenges & Solutions

Throughout the project, the building remained fifty percent occupied, adding complexity to the logistics of the refurbishment. Ensuring minimal disruption to occupants while completing the extensive MEP installations was a primary challenge.
